Every month I pull the latest numbers for our corner of the Space Coast and translate them into plain English — because a spreadsheet doesn't tell you whether now is a good time to make your move. Let's get into it.
The Numbers (Brevard County / Space Coast)
Here's the most recent data for the wider Brevard County market, straight from the Federal Reserve's economic data (FRED):
- Median list price: $375,000 (FRED, MEDLISPRI37340, as of Aug 1, 2026)
- Median days on market: 71 days (FRED, MEDDAYONMAR37340, as of Aug 1, 2026)
- Active listings: 3,548 (FRED, ACTLISCOU37340, as of Aug 1, 2026)
How Satellite Beach Compares
Now, an important distinction I always make for my clients: that county median is not Satellite Beach's number.
The Brevard County figure blends in inland communities — places like Palm Bay — that sit well below beachside pricing. Satellite Beach, as an established barrier-island beach town, typically runs well above the county median, generally in the low-$500,000s to high-$600,000s depending on the neighborhood, property type, and whether you're near the water. (Town-level figures vary by source and month — treat this as a range, not a fixed number.)
So if you see "$375,000" and think that's what a Satellite Beach home costs, that's the county talking — not our town. Knowing that difference is the whole game, and it's exactly why local knowledge beats a national website's estimate.
What the Numbers Actually Mean
Let me translate the data into what it means for you.
Homes are taking a bit longer to sell — around 71 days on market countywide. That's a shift from the frenzied pace of a couple years ago, and it's genuinely good news depending on which side you're on.
For buyers: you have more room to breathe. More time to make a decision, more negotiating room, less pressure to waive every contingency in a bidding war. If you've been waiting for the market to feel less crazy — it does.
For sellers: your home can still absolutely sell, but pricing it right from the start matters more than it did at the peak. Homes that are priced correctly and shown well are still moving; overpriced ones sit. This is where good local guidance earns its keep.
Inventory across the county sits at 3,548 active listings — a healthy amount of choice, which reinforces that this is a more balanced market than the extreme seller's market of the recent past.
The Bottom Line
Right now, Satellite Beach is a market where both buyers and sellers can do well — with the right strategy. Buyers have more leverage than they've had in a while; sellers who price smart and present well are still finding their people.
But the county numbers only tell part of the story. What matters is what's happening on your street, in your price range, for your situation. That's the conversation I'd love to have with you.
