"What does it actually cost to live in Satellite Beach?" I get this question constantly, especially from folks moving down from out of state. So here's the honest, no-sugarcoating breakdown — including the one cost almost everyone underestimates. (Spoiler: it's not groceries.)

The Big Picture

Overall, Satellite Beach runs right around the national average for cost of living — one source puts it about 4% above the national average, and actually about 5% less expensive than the average Florida city (ERI Cost of Living, 2026). So it's not a budget town, but it's also not Miami or Tampa pricing.

Here's the thing though: in any cost-of-living comparison, housing and its related costs are what really move the number. Groceries and gas are roughly what they are everywhere. So let's focus on the costs that actually matter for your budget here.

Housing

This is the biggest line item. As covered in my Satellite Beach market report, the countywide median list price is around $375,000 (FRED, Aug 2026), but Satellite Beach itself runs well above that — generally in the low-$500,000s to high-$600,000s depending on the neighborhood and property type, because it's an established beachside town.

Florida's Big Advantage: No State Income Tax

That's meaningfully above the national average, and it's a real line in your monthly budget — not a footnote.

A few things that move that number a lot:

  • Roof age and material — the single biggest factor. Many Florida carriers won't write a policy on a shingle roof older than ~15 years.
  • Wind-mitigation features — hurricane straps, impact windows, and a hip roof shape can earn real credits.
  • Distance to the coast — a barrier-island home costs more to insure than a mainland one.
  • Flood insurance is separate — it's its own policy (through the National Flood Insurance Program or a private carrier), not included in your homeowners policy.
